Real Estate Agent Inspections????

The following URL is to an article in Realtor Magazine online. It refers to the growing need for real estate agents to inspect properties they represent prior to listing.

It does not mention that a pre-listing home inspection may allow them to avoid such an inspection. I would think pre-listing home inspections may be a growing need in the industry.

How would a realtors "inspection" play into the state laws on being a licensed inspector in order to call out defects???

Not sure how that would work? Does our state laws protect us from being taken out of the equasion if a realtor felt "inspection happy"?

I would only assume any items they found by a realtor would have to go through the homeowner and then be added to disclosure by the owner?

I believe what the article says is: the agent should become familiar with the house and look for the visual 'red flags' that may indicate a problem. It does not mention a report or the disclosure statement. However if the agent notes something during their walk-thru that is not on the disclosure, the agent has a chance correct or clarify and prevent a possible problem.
