At first I welcomed relocation inspections since their reports are usually simple and quick to complete. The more I have done, the more dissatisfied I have become with them. The two or three companies I have done them for require that the inspector not discuss the inspection findings with their client or anyone else, during or after the inspection. I will admit to breaking their rules more than once.
These inspections leave me with a bad taste in my mouth. I believe that communications are a fundamental part of our business. The client is the relocation company but the person accompanying the inspector is often an anxious home owner needing to make repairs quickly so they can move to their new job location. This is really the same as a pre-listing inspection. Except that the inspection report is altered by the relocation company and their client does not receive the full report.
I have obtained copies of the reports that the relocation companies give to the home owners and they leave out items that I consider very important. Also, I have had feedback from a subsequent owner questioning why I did not include items in "my" report. How they determined that I had done the report is unknown to me. If they can trace it back to me, there is some liability potential here. I have always kept copies of my submittal to the relocation company and was able to show that those items were reported.
So, unless a relocation company will allow the use of my unaltered report AND allow me to discuss my findings with their client, I will not be accepting relocation inspections in the future.
