I did a remodel on a flip that had post and beam foundation. The old section of the home built originally in 84' has deck wood posts in concrete, the newer section has pressure treated posts. The deck wood posts came up on an inspection for a rural development loan for not being pressure treated. Quite frankly the deck wood posts look like new, and nothing is settling. Is this a problem with just this type of loan or am I going to run into it on other types of loans also? Anyone know of an engineer that will look and give it his blessing or will it even make a difference on the types of loans?

What do you mean by 'deck wood posts'? Most deck wood is treated wood just not structurally rated for supporting a house. Some deck wood is not rated for soil contact. You need to look for the treatment label. Some times RD and FHA will take the 'test of time' statement if a house has been there for a number of years. Where are you before we can give advice on engineer?
