Ok, here is something that came up at an inspection and I do not know who is the one that would call attention to this, me or someone like maybe an appraiser???
The place is advertised as 4 bedroom, but one of the rooms being called a bedroom is 7 foot by 8 foot. This calculates to 56 square feet. It does have a small closet and legal egress. The buyer called attention to it trying to get me to say it is not a bedroom, he is probably trying to knock the price down a little.

Today as I was inspecting a house I came across a section of OSB sheathing covered with water resistant drywall. (see attachement). The seller indicated that they had problems the previous winter with icicles, and the builder had come back in and added ventilation and apparently this drywall? The only thing I can figure is that they thought it might insulate the bottom of the sheathing some? I couldn't see any deterioration of the sheathing in the immediate vicinity, and no evidence that the...

I have a 1985 home that has a 3 year old gas water heater with two little straps sheet metal screwed into the top rim and the heater box behind and beside it. The unit sits on a 16" bench giving it aobut 19" to the ignition.
I have recommended proper earthquake straps per the standards and placed this as a safety issue.
I was then asked where I got my backing for the requirement and is it necessary in this area (Wasilla)?
My answer was yes, and I sited 2003 IRC M1307.2 as a b...
